1. Parties and scope

These Terms of Use govern the relationship between the company whose details are set out below ("Bodrum Villa Escape" or the "Platform"), which operates the Bodrum Villa Escape website and mobile apps, and the visitors, members and guests using them ("User").

By using the Platform you confirm that you have read these terms and the Privacy Notice. Bookings are additionally governed by the Distance Accommodation Intermediation Agreement, and the relationship between hosts and Bodrum Villa Escape by the Host Service Agreement. 2. Role of the platform

Bodrum Villa Escape is an intermediary service provider within the meaning of Turkish E-Commerce Law No. 6563: it publishes listings for accommodation services offered by villa owners ("Hosts") and intermediates the conclusion of bookings between guests and hosts and the collection of deposits. The detailed allocation of responsibilities is set out in the Platform Intermediary Statement.

• The host is the provider of the accommodation service and the party to the accommodation contract. The villa's conformity with the listing, its cleanliness and safety, and the services provided during the stay are the host's responsibility.
• Listing content is entered by hosts; Bodrum Villa Escape reviews content with reasonable care before and during publication and removes content it finds to be untrue. It removes unlawful content notified to it in accordance with Laws No. 6563 and 5651.
• The airport transfer is Bodrum Villa Escape's own service, performed through licensed carriers.

3. Membership

Membership is free; persons aged 18 or over may register. You are responsible for the accuracy of your details and for keeping your password confidential. If you notice unauthorised use of your account, change your password immediately and notify us. Bodrum Villa Escape may suspend or close accounts used in breach of these terms. You can also book without an account and access your booking with its code and your e-mail address. You may close your account at any time from My account → Profile.

4. Bookings

• Instant booking: for villas marked "Instant booking", your request is confirmed immediately after availability and price are re-verified on the server.
• Request: for other villas your request is forwarded to the host, who confirms or declines within 24 hours at the latest; otherwise the request lapses automatically. No payment is taken at the request stage.
• Before booking you must accept the Pre-Contractual Information Form and the Distance Accommodation Intermediation Agreement; the versions you accept are frozen to your booking.
• The exact address and the host's contact details are shared only for confirmed bookings.

5. Price, deposit, balance and damage deposit

• Listing prices are in Turkish lira and may vary by season, weekend and special dates set by the host. The total — accommodation, any extra-guest fee, discounts and cleaning fee shown separately — is calculated and fixed at the time of booking. Foreign-currency equivalents are for information only.
• Deposit: the percentage of the total stated on the villa page; after confirmation it is sent to the account in the payment instructions, quoting the booking code, and collected by Bodrum Villa Escape.
• Balance: paid directly to the host at check-in.
• Damage deposit: where stated in the listing, taken by the host at check-in; the House Rules and Damage Deposit Terms apply.
• Bodrum Villa Escape charges guests no service fee; the intermediary commission is paid by the host. Payments made outside the Platform are not covered by Bodrum Villa Escape.

6. Cancellation and refunds

Each villa's cancellation policy (Flexible, Moderate, Strict) is shown on the villa page and in your booking summary. Under Article 15(1)(g) of the Distance Contracts Regulation there is no 14-day right of withdrawal for accommodation. Details: Cancellation and Refund Policy.

7. Guest obligations

• Not to exceed the declared number of guests or the maximum capacity; to comply with the house rules.
• Identity notification: under Identity Notification Law No. 1774, the host reports the identity details of everyone staying at the villa to the competent law-enforcement unit; all guests must present identity documents at check-in.
• To use the villa and its contents with care and respect the neighbours.

8. Permits (Law No. 7464)

Under Law No. 7464, letting homes for tourism requires a permit from the Ministry of Culture and Tourism. Only homes holding a permit are listed on Bodrum Villa Escape and the permit number is shown on every listing. The "Permit verified" badge indicates that the Bodrum Villa Escape team has reviewed the permit. Upon notice from the Ministry, a listing without a permit is removed immediately and within 24 hours at the latest.

9. Reviews, content and messaging

• Only guests who have completed a stay at the villa may write a review; the Community and Review Guidelines apply.
• For your safety and to prevent off-platform payment fraud, phone numbers, e-mail addresses, IBANs and social media details are automatically hidden in conversations without a confirmed booking, and such conversations may be reviewed.

10. Prohibited use

It is prohibited to use the Platform for unlawful purposes; to create fake bookings or reviews; to impersonate others; to collect Platform content with automated tools (scraping); to attempt to circumvent security measures; or to steer hosts or guests towards payment outside the Platform.

11. Limitation of liability

Bodrum Villa Escape takes reasonable care to keep the Platform running without interruption or error. Claims arising from the performance of the accommodation service are addressed primarily to the host; as an intermediary, Bodrum Villa Escape helps resolve disputes. Bodrum Villa Escape's liability for its own fault, for breach of its intermediary obligations and for the transfer service, as well as mandatory liability under consumer law, is reserved.

12. Intellectual property

The Platform's design, software, logo, the "Bodrum Villa Escape" trade mark and content produced by Bodrum Villa Escape belong to Bodrum Villa Escape. Rights in listing photos and videos belong to the host or the stated licensor (Photo and Media Licence). Platform content may not be copied without permission.

13. Changes, governing law and disputes

Bodrum Villa Escape may update these terms; each new version is published in the Legal Centre with its version number and effective date and applies to transactions after that date; bookings made under an earlier version remain subject to that version. These terms are governed by Turkish law. Consumers may apply to consumer arbitration committees within the monetary limits set annually by the Turkish Ministry of Trade, and to consumer courts for disputes above those limits.
